Cheryl&Co gets market reports from Title Company of the Rockies, and they are a great way to understand current market conditions and take a look at how your listing fares in relationship to various measures. Find out the average price per square foot in your community or the community where you are looking. Some aspects of these reports confirm what is already known about the different characters of the communities we serve. Price per square foot goes up as you drive up Valley. The wallet needs to be deeper for Carbondale, but you would get an extraordinary amount of square footage in a home. The fewest days on the market is in Rifle, where its typical to sell a home in about 3 months. In Carbondale, by contrast, you’ll need more like 10 months. In the other communities your home will probably sell in 4-5 months. Carbondale has about 3-4 times the inventory as the other communities, where inventory is low. What does that tell you? If you know what community location you want, you might not have a lot of choice, however, you could always turn the house as it is into the home of your dreams.
One of the reasons this is such a useful report, is that it separates condo statistics from home statistics, and it divides the market into segments.
